If you are looking for a stay where you are going to cook your meals then the kitchen while having lots of space is not suitable for 16 people. The fridge is for a small family and had no shelves. The ovens, dishwasher, kitchen sink and stove are more for a family of six with limited pans and trays. No operating instructions. There were no cleaning materials. Preparing food for 16 people and keeping the kitchen clean was very difficult. Kasey the housekeeper was very responsive and went out and purchased 2 large saucepans and some cleaning materials for us. The kitchen was the only thing that let the place down. Jerry said he is refurbishing the kitchen in the new year. The kitchen needs to be fitted with 16 people in mind. Not for heating takeaway. read less

However, there is definitely a bit of a tone that’s set from Jerry. Videos of how to get in are useful but laden with messages of “don’t leave your butt ends around the grounds” as if he expects anyone that doesn’t own a private “island” doesn’t know how to behave on one.

Lastly, if you need something specific I wouldn’t bank on them providing it. We asked for an infant cot (no problem they said, it’ll be setup they said), and yet our infant spent our first night there sleeping on the floor on a mattress we luckily packed. I wouldn’t even have minded being told to bring my own. Worse it took until midday and several text messages chasing it up to finally get it resolved. It surprised me after all of that to find Jerry had chased us about recovering the hot tub after just 15mins of leaving it. Funny how speedy communications and managing an issue work one way… read less

The cinema room was used to its full capacity, the surround sound make it a space I could spend every night in.
On top of the house being as described, Jerry constantly went above and beyond to make sure we had everything we need to make our stay as comfortable and as enjoyable as it could be. Jerry would reply to any request almost instantly, during and prior to the stay. I would have no hesitation in staying not only at Hermitage House again, but in any listing Jerry put his name to. read less

It is a beautiful house with big open spaces for large gatherings and lots of little nooks to sit and chat. It was so relaxing and quiet. Our only complaints would be that dispite our efforts we were unable to use the main oven. As we cooked a large buffet on the first night this took some considerable time using the small side oven. Also about 4 days prior to our arrival I was informed by the house keeper that we would not be able to use the hot tub on the first day of our stay. When you book a property to use these facilities it is extremely disappointing to hear that they're inaccessible. read less

Fridge smells (which I cleaned). Kitchen sink blocked, dead bugs in glasses, had to clean everything b4 we could use it. Used gum on loungers, king size room had a balcony, which had wet cushions & green algae on it, cigarette buds on floor & alcohol stained table. Found more so sent photos to Jerry who replied quickly & sent 3 cleaners back. Showed what we found which was awkward & left them to it.
Paid a lot of money & felt totally let down. I’m reluctant to say this but I was contacted by Jerry to write a 5-star review with the offer of 20-25% off future bookings at his properties. I’m uncomfortable with this direct messaging & I’m sure this is not the way Airbnb wants to get reviews.
I can only conclude that we made the best of our time there..Ran out of room to write a full review read less

I knew it was going to be a special experience but the reality was simply stunning.

The cottage is immaculate and is a lot bigger than it looks on the photographs. The views onto the river are amazing and sitting in that hot tub overlooking it is very special indeed. The grounds are spectacular, as is the surrounding area. Even our 3 year old loved the cottage and enjoyed the football table, mini-snooker, board games and of course, Netflix/Amazon!

Jerry was an amazing host; the welcome pack and videos he sends well in advance of your visit make check-in seamless and stress-free. He has his rating status for a reason!

I can't wait for any excuse to get back because it is simply special. If anyone is unsure but tempted, you won't regret it! read less

The postcode doesn’t seem to take you to the property, but Jerry was always available and talked us through where the property was (the day before). Parking is tight, but we managed to get 6 cars on at one point. There is a public carpark near by if needed.
Jerry was always very communicative and while we were there he was away for the night so provided the house keepers details for any issues we might’ve had. Very accommodating with checkin
The house is a few minutes walk from the restaurants and pubs on the Main Street which was handy.
There is a musky smell due to not being able to open windows, but it wasn’t anything unbearable.
You are provided with shower gel/soap/ shampoo/conditioner/toothbrush/toothpaste on arrival which was nice touch, as well as some snacks and a bottle of wine.
I would stay at this property again, but could use a little more fridge space 🙂 read less

We made good use of the pool table, hot tub, arcade games, open... read moreOur extended family of 13people (ranging from 6yr to 75yr) stayed at the Black Swan for 3nights. We made good use of the pool table, hot tub, arcade games, open lounge, cinema room and large kitchen table. There was enough to keep everyone (young and old) occupied.

Location was great - 1min walk to the high street in Kendal, with plenty of places to eat. Only 20mins drive from Lake Windermere.

Secure parking (with lockable gate) was big enough for 4 cars - we did help guide each other in and out as it was on a blind corner.

Jerry was prompt in responding and quickly acknowledged some minor issues with the cleaning on check-in (caused by a delay in the previous guests checking-out, limiting time to turn over). He sent a useful guide a couple of weeks before check-in.

The kitchen was well kitted out with nice cutlery/crockery, but we did bring some extra pans. Would recommend bringing some practical cereal bowls if you have kids.

The house has views of other buildings on all sides & isn't detached. I wrote the owner. He called & began by saying "in court" a house could be called detached if it sort of was & I was making a serious accusation: he was hostile & aggressive. The line was a cut & paste error, I bet. He wouldn't back down, angrily talked about "court." We let Airbnb sort things out, documented everything & left 3 days early & they covered the cost because of the inaccuracies.

I have never written a negative Airbnb review before. The house was imperfectly clean (hairbrush, underwear, a bit of trash left behind), hot tub & patio beneath windows of ATTACHED house; in general didn't feel private. Beautiful grounds. Unpleasant owner who accused me of threatening him when I said I wouldn't leave a review if we settled things amicably. read less

There were only a few surprises which let the place down for us (all are very easy fixes though and nothing major):
- There was only one large pot and one old frying pan (which had lost its non-stick) available which made cooking for a large group difficult
- The right side of the oven only seemed to be able to keep food warm rather than be used for cooking
-A few of the tvs didn’t work
- The hot tub overlooks a Wetherspoons beer garden (maybe a green screen could stop people seeing up into the hot tub area)
But saying that, there were some lovely little touches when we arrived which made the stay special. The BBQ area was great and overall we had a lovely stay. Thank you very much Jerry! read less

It's a bit quirky in parts and some of these peculiar bits don't really work but overall we loved it. It's in a brilliant location near the centre of Kendal. The house has everything needed for a large party with all the facilities you could want. The kids are still talking about being able to watch TV in the bath. The house is incredible, it is big, very clean, very comfortable as well to go with family, friends and childs. Our kids spend all day runing around happy and safe. They really love the jacuzzi and the cinema room is such a dream.

The photos don’t even do the space justice. Check in was super easy, Jerry was extremely communicative and helpful both before and during our stay. The area is stunning and easy access to Derwent water for outdoor activities.
Highlights were: Main room (included games, pool table, bar etc), Sauna and Hot Tub, the bathrooms (honestly these are so stunning) and the personal touches including a bottle of bubbly on entry.

It was a surprise for my 40th birthday and she really enjoyed it.
The videos before we arrived were very helpful and gave us confidence there would be no issues with check in which there wasn’t. We were even contacted on the day and told the cottage was available early which was much appreciated, despite us not needing an early check in.
The setting was fabulous and we enjoyed sitting out on the decking, in the hot tub and in the orangery. Was great to feel part of nature.
My 2 young girls also loved exploring the island. We did read about privacy concerns before arriving and we are always keen for this but never once felt intruded upon during our stay. The outside area is not 100% private but due to the location of other accommodation and how few people are actually staying there it was never an issue. We eat once at The Station which we found to be a really good pub. read less

The house is perfect for a big group (inc. stag/hens), with all the amenities you need including cooking equipment and many additional perks - biggest hot tub I’ve seen, casino, sauna, snooker, TT etc.. there is plenty of room for everyone with comfy beds.

Jerry is rapid to respond and is very helpful in providing information and being accommodation - slightly later check out, extra towels and some snacks on arrival! He also has other properties which look great.

There were some other people staying in the nearby cottages, which we weren’t expecting upon booking, but was no problem! read less

Jerry was a fantastic host who would respond promptly to any questions I had before our stay and during, he was flexible on our arrival time and gave detailed information about the house, getting to it and getting inside before our arrival.
The house it’s self is a spacious building that was great for us to gather round together and eat as a large group, it offers so many things to do whilst there, we didn’t want to leave! Everyone enjoyed using the equipment such as pool tables, casino tables, hot tub etc. the house is situated on its own grounds so great for a little walk.
Everything was well presented in the house with lots of needed items such as toilet rolls, washing up liquid and more, but the extra special touch was each person their bed had 3 folded towels with individual toothbrushes, toothpaste, shampoo, body wash and moisturiser.

The house is so big I would warn you to take care of personal belongings because it's easy to 'lose' it and the cleaners won't be able to find it. There's morecombe bay nearby and lots of shops 15 mins drive if you want to do a big shop. We went to Pendle Witch pub for a meal which I'd recommend. The hot tub was brilliant, absolutely huge! The house had everything we could need and more... appreciating the smaller touches, such as each guest having toiletries and a set of towels (in case we forgot anything), and we received a lovely welcome hamper.

The house was really easy to find, with onsite parking for our 5 cars. All amenities were in walking distance, with a couple of us taking a Saturday morning walk to the castle.

Jerry has been a fantastic host, quickly responding to all my queries, even sharing alternative details when he was away, so we were never without support.

I will absolutely be visiting here or another home hosted by Jerry! read less

The only downside is that the kitchen is quite small and fridge space is a bit limited, but we made do.
The hot tub and sauna were great, wifi speed is excellent - we managed to stream the footie from our phone to the tv, sound system is great and easy to use. Place was spotless and well equiped. Parking is quite tight and in an awkward spot. If we are looking to do something like this in the future we would definitely consider this again. read less

The location is a bit unexpected but it felt also calming to be almost in nature surrounded by the church and park, while being close to the center of the town.
Thé amenities in the house are top notch, every little detail was perfect.

We certainly enjoyed our time there, however there is a lack of a communal living room space for this number of people.

The kitchen facilities are also insufficient as there was only a small number of items to cook with (limited sauce pans/ baking trays), which made it hard to cater for a large party. The hob was extremely slow and therefore self catering would not be the best use of your time here. There was also insufficient cleaning amenities as there was a lack of cleaning cloths, we were also unable to locate a dustpan.

The communication from Jerry was also insufficient as we called him and left a voicemail as well as texting him on the day we arrived, Jerry replied a whole day later. This was simple questions such as where can we locate …, therefore would have been quick responses. Jerry also did not answer calls upon our exit.

Overall our stay was wonderful and I would recommend hermitage house. read less

It is a really beautiful house with fantastic views of the valley and lots of good walks nearby. Most of the bedrooms are quite small but many have an ensuite and the main living/dining area is really spacious and a lovely place to hang out. Another 2-seater sofa in there would make it perfect. The little games room is also a great space where the kids liked to hang out.
Our hosts were very friendly and responsive and happy to do linen changes when requested.
We found the kitchen was a bit small for preparing meals for large numbers of people but we managed. There are also loads of great local pubs and restaurants if you don’t want to cook.
The quality of bed linen was not as good as I would expect for the price we paid and there are some bathroom fittings that could use some attention but those were minor issues.
We would love to go back again in the summertime. read less

The cottage is quiet and peaceful and the view from the hot tub is wonderful. It is overlooked from the parking spaces but that was only an issue for us on checkout as other guests packed up, otherwise we felt like it was very private for the rest of our stay. It has been a pleasure dealing with Jerry, he has been available to contact when we needed him and always answered our questions promptly and politely. Jerry is clearly very proud of his property and he should be - it was stunning.

The house itself was spotless on arrival. The check-in procedure was simple to follow.

We used the property to stay for two nights to celebrate out wedding with our family - all the family members who attended were blown away by the property. It has everything that you could possibly need while you are away. The cinema room was great for the kids, the games room and snooker table was great for the adults.
The dining room is spacious and a great entertaining space.
The bedrooms were all immaculate and very nicely decorated.

The house is set in beautiful grounds and the hot tub and sauna were a great bonus.

We really enjoyed our stay. Our only wish is that we could have stayed longer!

Any issues we had Jerry was available and a special mention to the groundsman Roy, he checked in on us to make sure we were ok and he sorted a few questions that we had with little fuss. He was extremely polite and he was determined that we had a nice stay. Thank you Roy.

The beds were comfy and the house was warm and fully catered for all our needs. The main dining room sat all 16 of us around the table together and with the chandeliers, exposed stone walls and picture perfect views it provided a fab setting for our party celebration. All generations enjoyed the use of the hot tub and we also enjoyed walks along the nearby canal towpath. We saw alpacas on the hillside as well as ducks on the canal and a flock of Canada geese, amongst other wildlife. Thoroughly recommend for large family groups like ourselves. The grounds are great as per all of the photos.

Jerry was rapid with all communication and the staff on-site were on hand.

We didn’t need to leave the estate really apart from a quick drive, 10 mins or so to the local supermarket.

With thoughtful touches - fruit, treats, a bottle of bubbly and toiletries made our stay extra special. It was very comfortable and cosy, with lots for all the children (cousins & siblings) and grandparents to do. It had everything we needed and we were very relaxed and entertained. There was even a games box!
My party, aged between 2 and 80 years old, was encouraged by the great family time we spent there celebrating my big birthday.

All of our family, consisting of kids as young as 2 and adults up to 80 years old, loved it. Between the arcade room, pool table, hot tub, big-screen TV's, bar, and loads of quiet little nooks to read or chat, we all had something to do.
The location was perfect - Cockermouth is a pretty little town and everything was within walking distance.
Jerry was immediately responsive to any enquiries we had.

Although we live locally, staying at the Cottage felt like a real holiday. The location is idyllic, a retreat from the hustle and bustle.
The accommodation was clean, spacious and well equipped. Jerry, our host, was very attentive and responded almost immediately to messages. Kasey, who was responsible for housekeeping, couldn't do enough for us.
I would definitely recommend Hermitage Cottage.
PS - my wife and kids are now actively planning some more home renovations so we can return to the Cottage! read less

The location is breathtaking, the rooms were spacious and comfy, and the entertainment (cinema, casino, giant hot tub, sauna, table tennis...etc) was just perfect for our 18 guests. Jerry was fantastic answering any questions we had and gave lots of good recommendations on things to do in the area and places to eat.

The accommodation certainly has the wow factor and we loved the way the traditional former school house had been so stunningly upgraded with modern, luxurious design features whilst still keeping the historic grandeur.
We had booked it to celebrate a family 60th and had 14 people around the huge circular dining table with bags of room to spare. We enjoyed cocktails at the bar and had family games and music with the surround sound system . The hot tub and sauna were a treat after exploring the town on a rainy autumn day which didn’t spoil the fun! We enjoyed Wordsworth house and garden tour and walks around the nearby Lake , although missed out on wild swimming . Wished we had brought the wet suits! We hired a cocktail master class for the first night followed by a private chef the following night and it felt like we truly utilised the facilities which I would definitely recommend!

We were a party of 12 with more than enough space as the property is very large.

Be aware that on the estate they also rent out a party house which can accommodate a large number of people. The House rules are explicit about loud music and being respectful. The videos sent to the host also clearly showed VERY LOUD music being played at 2.00am on the first night . Despite me raising this to the host and his contacts it made no difference given that at 5.15am on the second night loud music was still being played. I raised via AirBNB but as the host holds the strings I got nowhere as he bizarrely stated that after interviewing the party people he determine that no rules had been broken!!

Considering that you pay over £400/night, you are on a 'peaceful' estate, set among the forest with wildlife surrounding you, I certainly didn't expect to have worse behaviour than I've experienced at festivals.

In addition to the poor host and loud music, the cottage isn't at £400/night levels.

- The house rules state don't adjust the radiators yet several were set to 0 and it was cold.
- The carpets weren't very clean - quite a number of stains.
- Some general maintenance to showers and windows had not been done or done poorly.
- Several lights were out and some constantly flickering
- The Wi-Fi connection isn't great. there are two routers; one getting about 10-12mbs set in the lounger area the other getting 50+mbs in the hallway, however, the thick walls mean that the signals don't go far. The only way we could stream TV (no aerial / freeview, only streaming services available) was to keep the lounge door open, but this then meant the cold hallway affected the temperature in the lounge.
- The pictures don't show that the outside patio area doesn't really have any privacy, the hot tub is slightly better but if the outside space for the neighbouring cottage is in use then they'll have a perfect view of you in the hot tub!
- The house manual offers little info about the operation of the cottage (it seems to be referencing all estate properties not specifically the cottage), for example, there's nothing about what to do with the rubbish, and, locate the thermostat - PS it isn't the one in the lounge, there are two in the hall way but really not sure difference it made.

The latter elements weren't raised to the host but I was of a mind of why bother - if they don't sort out serious breaches of house rules are they likely to do anything about the smaller elements!

It's your choice - risk that the party house isn't booked or if it is, it's only for a golden wedding anniversary where people go to bed at a reasonable hour and don't play loud music. read less

It was prefect from start to finish and we could not have wanted any more from the property - it had everything to accommodate all ages (from 3 months to 70 years!) ideal for a big celebration with the cave bar, pool table and cinema room plus a huge dining table to accommodate everyone! Perfect location to the shops bars and restaurants right in the centre of kendal- although the property is that spectacular you won’t even want to leave!!
Jerry was the perfect host and was very helpful both before and during our stay- communication was always fast and any queries answered straight away! There was a lovely table set up with some goodies upon arrival (which went down well with the younger ones especially!)
Couldn’t recommend this property highly enough and can’t wait for another reason to go back! read less
