The Manor is in the very heart of Kendal’s ancient centre and yet tucked away in plain sight, The Black Swan Manor is the latest iteration of one of Kendal’s most famous pubs. If you’re seeking the utmost comfort then search no longer.

The Space
The ground floor is one huge space created from the various bar areas and incorporates the latest in contemporary design.
A huge TV, quirky his ‘n’ hers pub toilets, open plan kitchen and dining with every conceivable luxurious extra.
Downstairs needs to be seen to be believed: nestling cheek by jowl with each other are a state-of-the-art cinema room, a snooker room and the craziest cave bar you have ever seen! The Flintstones would be right at home!
And why go back upstairs when you can use the downstairs toilet?
It doesn’t end there, on the two upper floors we have 7 double bedrooms, each individually designed with bathrooms between them.
Furthermore, the design is unique; from ancient fourposter beds and chandeliers to contemporary and minimalist bathrooms the rooms and spaces will wow you.
Complementing the audacious interior is the outside space. Moreover, it includes boutique garden areas, a hot tub, eating areas, an outdoor kitchen and secure gated access with vehicle parking.

Stayed here for 2 nights for a hen do and it was perfect. The decor is beautiful. We absolutely loved the cave bar, it's one of the main reasons I booked, how unique. Pool table, cinema room, hot tub and a massive dining table next to a living area - I only wish we stayed longer to make more use of it all! Jerry was very helpful on the run up to staying, answering any of my questions with ease and quickly. It's in a great location. Also have a private parking facility that can easily fit 4 cars. I cannot wait to book to stay in this house again, I'm already trying to think of excuses to return!! read less

From the week before check-in we felt completely welcomed and informed by our wonderful host Jerry. Absolutely nothing was too much trouble for him and the communication is outstanding. Even when we contacted him with queries or things we needed during our stay. Don’t think we ever waited more than 10 minutes for a reply!
The house is beautifully finished, it is a real treat and a pleasure to stay somewhere like this. The lovely touches like a chess set and welcome hamper were much appreciated.
But the stars of the show were definitely the cave bar, pool room and cinema room. For a big family like ours there is just so much to do and so much space!
Within a minute’s walk down the hill is the lovely town of Kendal with so many pubs, shops, cafe’s and restaurants. Plus you can be on a boat on lake Windermere within 20-30 mins from leaving the front door.
Overall, this is a beautiful and extremely unique property that caters to every need. The host is the best we have ever had - thanks Jerry! read less

Jerry is an extremely helpful host who is very easy to contact, and allowed us early check in and late check out at short notice. There is something for everyone here - with a large hot tub, pool table, cinema room etc making it perfect for large groups. There is also the option for Jerry to make the beds into singles prior to arrival, which shows care and COVID safety. Excellent welcome hamper, as well as toothbrush and toothpaste for all guests. There was plenty of room for us all and our teenage boys loved the basement (cinema room and games room) they also loved that the town was on the doorstep.
We had everything we needed, but could definitely do with better clothes storage, we all struggled a bit but as was only 4 nights it wasn’t too much trouble.
Jerry’s communication was superb and he answered texts/calls promptly.
It was quite expensive (but 1st week of the hols it’s what we expected) don’t think Airbnb’s charge helped to be honest.

Great position with access to all the bars and restaurants but a short walk from the surrounding hills. We took the train to Windermere and spent a day walking there as well. Jerry was great from start to finish and really went the extra mile to ensure we were happy. All questions we asked in the lead up were answered quickly and concisely, and we also asked for an early check in which he was happy to accommodate.

The house across 4 floors was absolutely amazing. The dinner table was to die for and all the little extras around the house, seasonings, teas, etc however especially our welcome hamper.... yes hamper! Jerry was accessible throughout and we arrived in the wee hours of the morning. Great location there was a high road a 3 min walk away, and an Asda not too far. I will be back soon!! read less

The property was as described and is truly a lovely property and in a great location. Unfortunately new COVID-19 restrictions came in after we had booked meaning we couldn’t proceed as planned (in a large group). Jerry was very helpful and flexible with his refund policy to come to a deal with us on reducing the number of guests and cost.
A few minor points to note but did not negatively affect our stay:
- We couldn't contact either host on the day before or day of check in and had not received any check in instructions. When we arrived at the property the cleaning team were there and so they let us in. Jerry did contact us later on the evening apologising and checking that everything was ok.
- The check in and check out times on airbnb differ slightly to those listed in the welcome pack.
- The large bin in the parking area hadn't been emptied from previous guests and it was a little bit messy however the rest of the property was spotless.
Overall we were very happy and would love to stay at the Black Swan again. read less

Honestly, as soon as you walk into this place it leaves you speechless, the decorations and details are immaculate. Very clean and communication between Jerry was great, making the experience as smooth as possible. It’s massive, you could have every bedroom in use and still the place would seem like it’s got so much room. The cave bar, games room and cinema room on the bottom floor is just a perfect addition and what makes this place stand out from the rest. The hamper on arrival and the little touches throughout the house just gives it the 6 stars. Jucazzi and outside area is also great, I can imagine it to be even better in the summer. Would have loved to use the BBQ. We will definitely be back!! read less

We were welcomed with a hamper (+ essentials in the bathrooms, fridge etc) and Jerry was always just a message away if we needed anything. From start to finish the experience was fantastic. The house was everything we could of asked for - great cinema room and pool table for the kids to play - great hot tub and outdoor area for a bbq and a few drinks. The house was spotlessly clean from head to toe.
Jerry responded quickly to all of my question prior and during our stay.
All in all a great house.

The Black Swan has been converted into a very impressive and stylish place for a large group of people to... read moreThe Black Swan has been converted into a very impressive and stylish place for a large group of people to easily stay and is more than anyone could ask for. 16 of us stayed there for 3 nights very comfortably and some of the beds can be made into singles or doubles.
Our check in time was very flexible and the house was spotless and hot tub cleaned, a towel and even toothbrushes were left on each bed.
There’s plenty of space for cooking and more than enough cutlery/plates/bowl etc for everyone.
The cinema Room, living room and cave bar are a very nice touch and exceeded our expectations.
The house is in a very residential area so noise must be kept at a minimum on an evening but it is still only a short car/bus journey to very nice walks around the lakes.

A retreat away from reality really seemed like we was on holiday. Jerry is a great host with fantastic communication from start to finish , nothing was a problem and was always happy to help with anything. The Black swan is by far the best accommodation we have ever stayed in . The location was perfect for what we needed , not to far from anything But also at the accomodation there was More room than you could imagine so there was no getting caught under people’s feet (even with 15 people) . From the bedrooms down to the cave the house was immaculate throughout , thanks to the cleaners who also looked after us throughout our stay and was there to help with any questions we had . A house with many features ranging from TVs throughout down to the communal outside table and the Jacuzzi. An absolutely faultless experience throughout , only wish we was staying just a little bit longer . Will be recommending to all friends and family and hopefully we will be back to visit again soon!

A perfect base for our short stay in Kendal, situated right in the centre of the town with everything close at hand.
Jerry was an excellent host, very accomodating, flexible and with a keen eye for detail. We couldn't have had a better couple of stress-free days. The house is unique and amazing. read less

We had a fantastic stay and enjoyed features like the cinema room and the jacuzzi! Jerry called and texted throughout our stay always ensuring we were comfortable and happy and offering to help with anything! Jerry is laidback and funny and charming and overall an amazing host , making our interactions always enjoyable! I would recommend his house for a family or group get away (there was 15 of us) the house felt spacious and roomie yet still homey ! I would definitely return to this house for future getaways! (Oh and the house smells AMAZING!! especially in the bedrooms and bathrooms ) read less
